Every once in a while, I get the opportunity to list a property that is difficult to describe. This 161.7± acre property in Otter Tail County is one of those properties. Quite honestly, this is one of the best all-around recreational properties I've had the privilege of listing. I've walked a lot of hunting and recreational land over the years, and you would be hard-pressed to find another property that checks this many boxes in one package. For starters, the terrain and habitat are simply outstanding. Rolling hills covered with mature oak timber transition into food plots, ponds, lakes, open ground, and pockets of thick cover. The diversity makes the property incredibly enjoyable to explore, but more importantly from a hunting standpoint, it creates the food, water, bedding cover, travel corridors, and edge habitat that wildlife needs. The deer hunting potential is tremendous. Multiple destination food plots have already been established along with smaller killing plots strategically positioned throughout the property. Several enclosed hunting stands are also in place, giving you a great head start from day one. Combine those improvements with the rolling terrain, mature timber, water, and natural transitions, and there are hunting opportunities throughout the property. Access is also excellent, with frontage along both Highway 210 and County Road 47. Having multiple access points on a property of this size can be extremely valuable, not only for everyday use but also when considering hunting access, wind direction, habitat management, equipment, and future building plans.
